Economic Development (by definition):

* The planned and guided growth of business that brings new energy and affluence to the community not only in the form of new jobs and higher wages and salaries, but also in terms of better education, stronger infrastructure and a more rewarding lifestyle.

* Promoting “the Quality of Life”.

Commercial Development / New Business

Dari O has submitted an application in the Village Point area between the two (2) banks adjoining Lewisville-Clemmons Road. It should be on next months Planning Board agenda.

The Stop Light at Panera Bread and Allegacy Way is moving forward. The design has been approved locally and submitted to Raleigh for approval. Once that is done and expected easements are in place, then it will be put it out to bid.

The development of a 312 unit apartment complex by developer Chris Parr in Village Point is in the storm water permitting phase, and they should start grading soon.

There is a Cell Tower (AT&T) application plan submitted with a location on the back side of Morgan Place Apartments – goes to board of adjustment this week for final approval.

There is a Tire Store application submitted for redevelopment of the former Clemmons Discount Center which is now vacant. This goes to Council Thursday night.

There is a Chick Fil-A application and a site plan submitted for review has been withdrawn by the petitioner.

Roundabout at Harper Road and PeaceHaven – They are still moving utilities. The Right away issues will be complete once the AT&T utility box right away is approved. The utility poles & lines are in process of being moved. Duke Energy is putting in their new utilities, and DOT wants to start soon. Then we will see some grading.

Yadkin River Greenway Project – the sidewalk portion from the river to Harper Road at Tanglewood is almost finished.

At Village Point Lake – the right away around lake has been certified and is waiting on DOT design approvals before it’s put out to bid. In the next phase, we will be getting some greenway around the lake and possibly another pier next year.  If you haven’t visited the lake yet, it really is nice to bring the family out or go fishing.

Village of Clemmons Developments

Update on the exploration of an Overlay District on Lewisville-Clemmons Road between I-40 and Hwy 158.

The Village Council has assembled a committee of stakeholders facilitated by Megan Ledbetter & Gary Looper, and they have had their first informational meeting. They discussed what they would like to see for re-development in the affected area. There should be a series of six (6) monthly meetings with a goal of presented the results of the discussions to the Village Council in March.

Goals of the committee include:

1)      Come up with recommendations for the UDO or Unified Development Ordinance and redevelopment strategies.

2)      Come up with recommendations for the Village financial support such a façade and landscaping grants, loans, and tax incentives.

This is all part of the private/public partnership.

The proposed ARC Grant application was denied. It involved the Village Point / Town Center property and the connector road from Panera Bread intersection back to Morgan Elementary School. There are no new discussions at this time.

Residential Developments.

Shugart Realty is looking at more residential development across from Agape Church for townhomes. Shugart re-acquired this land recently.

Shugart Realty is also looking at a small subdivision down Hampton Rd. before you get to Idols.

We have increased our inventory to 17 months’ supply which is 7 months higher than last year at this time.

Other Developments that are being followed and are in process:

Wake Forest Baptist Health’s West Campus – Chamber open house is tomorrow evening.

The Town of Lewisville is purchasing land and developing a lift / pump station on Harper Road.

New round about at corner of Oaks Shopping Center that will take in Shallowford Rd., Williams Rd., and Heritage Drive

New Skilled Nursing Home development at the Harper Rd. /Fair Oaks

New Assisted Living development across from West Forsyth YMCA called “Carrillon Assisted Living”.

There is a new residential development called Lauren Acres underway on Kinnamon Rd.

NCDOT discussions regarding the Western Beltway project changes.

There are discussions for WS/FC Schools to buy two parcels of land and build a middle school adjacent to Southwest Elementary School that is in a preliminary stage. They have exercised an option to buy these parcels.
