Economic Development (by definition):

* The planned and guided growth of business that brings new energy and affluence to the community not only in the form of new jobs and higher wages and salaries, but also in terms of better education, stronger infrastructure and a more rewarding lifestyle.

* Promoting “the Quality of Life”.

This monthly report is based on this definition and broken down into three categories:

Residential Development, Commercial Development, and Large Events that attract Visitor’s to the area.

Events/General

North Carolina Jr. State Closed Tennis Tournament will be held April 19-21st

Locations of Tournament Play:  Bermuda Run Country Club, Oak Valley Tennis Center, Tanglewood Tennis Center, Westwood Tennis Club, Wake Forest Tennis Center and Forsyth Country Day School

Host Tournament Site:  Bermuda Run Country Club

Host Hotel:  Village Inn Event Center, Clemmons, NC

Lewisville Fair will be held on Saturday, May 4th in Shallowford Town Square from 11am-7pm. Local businesses, churches, non-profits, and other civic groups will have booths and displays. The festival will include music, games and activities for kids, food and crafts.

Clemmons Community Day will be held at Jerry Long West Forsyth YMCA on April 27th from 10am to 3pm. The festival will include music, games and activities for kids, food and crafts.

Dates for the next Clemmons 101 are set for April 25, May 2 and May 9

The Clemmons Historical Society has produced a History book on Clemmons written by Kevin White.

Commercial

The Town of Lewisville is purchasing land and developing a lift / pump station on Harper Road where it will eventually will be able to provide sewer service to the southern part of Lewisville, South of 421. It should be completed in 2014.

The Runny Meade and Willow Meade communities have experienced some failure and this development will supply capacity as new lines are run.

The preconstruction phase of a new round about at corner of Oaks Shopping Center is being finalized and will take in Shallowford Rd., Williams Rd., and Heritage Drive. The next phase will be for construction to begin in the Early Spring and develop into Summer for completion.

At a January Clemmons Village Council meeting the amended site plan to construct a  312 unit apartment complex in Village Point was approved. The plan shows construction on 19 acres behind Kentucky Fried Chicken and NewBridge Bank.

The plan shows three-story buildings, a clubhouse, swimming pool, and walking and riding trails. A traffic light at Allegacy Way and Towncenter Drive will guide folks into a public street. It allows for new vehicle and greenway connections.

340 Acres make up Village Point and is bordered by Peach Haven on the North, Lewisville-Clemmons Rd. on the East, I-40 on the South, and Harper Road on the West.

Currently located within this site are Clemmons Medical Center, Morgan Elementary, Reynolds Lake, and the retail component that includes Panera Bread, Capital One Bank on the front. This apartment complex fulfills the residential component and I anticipate this being a catalyst for potential new retail and office space, greenways, a Clemmons Village TownCenter, restaurants and entertainment.

Residential

There hasn’t been any subdivision growth and no new site approvals since 2007 in Clemmons and in recent seven months for Lewisville.
